    Alair Homes South Tampa is looking for a Dynamic and Experienced

    Residential Construction Project Manager - Custom Homes 

    We are looking for an experienced Project Manager to plan and supervise a range of residential remodeling projects from start to finish.

    You will organize and oversee planning and construction processes and procedures and ensure they are completed in a timely and efficient manner.

    An excellent Project Manager must be well versed in all construction methodologies and procedures. The ideal candidate will have an analytical mind and great organizational skills.

    The goal is to ensure that all projects are delivered on time according to requirements and within budget following our award winning process-driven system.

    Responsibilities:

    • Maintain communication with the client to get timely decisions and selections.
    • Manage project planning and construction through all phases to ensure the delivery of a quality product
    • Produce, collect and manage subcontractor agreements
    • Schedule sub-contractors
    • Collect bids, order materials and ensure invoicing is correct
    • Attend and facilitate job progress meetings on a weekly basis
    • Manage a diverse set of local trades and vendors to execute scopes and ensure quality control and compliance with national and local building codes
    • Monitor project budgets, selections, schedule, and review with client at least on a bi-weekly basis
    • Manage the execution of project scopes to ensure quality control, cost- effectiveness, and timely delivery of safe and desirable projects
    • Obtain permits, licenses, NOC’s from appropriate authorities
    • Maintain a clean and organized job site at all times
    • Assist in business development, networking, attending sales calls with Owner
    • Building and maintaining relationships with multiple sub-contractors for each category
    • Ensure adherence to all health and safety standards and report issues

    Qualifications and Skill Requirements

    • 4+ years residential construction Project Management experience, with the above responsibilities
    • Knowledge of homebuilding and construction processes and building codes
    • Manage project planning and construction through all phases to ensure the delivery of a quality product
    • Familiarity with quality and health and safety standards * Advanced training in one or more trades within the residential building industry preferred
    • Residential construction/remodeling management experience required
    • Ability to read blueprints and inspect all areas of construction
    • Conduct walk-through inspections
    • Interact daily with subcontractors, clients, city officials
    • Communicate safety standards to sub-contractors and enforce safety regulations on all job sites
    • Proficiency in Microsoft Word and Excel - preferably Mac products and ability to learn new software programs
    • Creative problem / conflict resolution skills with the ability to handle and diffuse difficult situations in a positive and timely manner
    • Ability to multi-task
    • Excellent organizational skills and time-management skills
    • Attention to detail and deadlines
    • Valid driver’s license, clean driving record required.

    Experience:

    • Homebuilding and Construction Project Management: 4 years (Preferred)
    • Residential Remodeling Construction: 4 years (Preferred)

    License:

    • Clean Driver's License (Required)
